OUR POLICIES

1.Check-in time & Check-out time

Check-in time is any time after 15:00. All guests will be contacted after they have made their booking and before they arrive, to provide their arrival time.

Check-out time is at 10:00 am. Those who wish to check out later must email akrotirivilla@gmail.com or telephone (+357) 99901596 to request for a late check out time.

2. Minimum duration of stay

The minimum duration of stay is for three nights all year round.

3. Payment

Payment can be made online during the time of booking via our Online Payment system or can be made through a Direct Payment/Bank Transfer.

4. Currency

All prices mentioned are in Euros unless otherwise stated and are accurate at the time of reservation and will not be altered after confirmation of the booking has been received.

5. Cancellation policy

We have a very Strict Cancellation policy. Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check-in.

6. Property Details

All properties are well equipped and include bed linen and bath towels. All properties are privately owned and decorated and furnished to owners’ individual taste. Maximum occupancy is 2 persons per bedroom. One infant in a cot is permitted per bedroom. Akrotiri Villa reserves the right to decline access to the property for tenants that exceed the maximum occupancy of the property, with additional financial penalties of up to 2 times the daily rate of the period booked.

7. Special requests

Every effort will be made to meet any special requests of the guest. Special requests are treated as an indication of preference and cannot be guaranteed. Any special requests must be stated at the time of the booking.

8. Cleaning and Pre-arrival Inspection

All properties are cleaned and inspected prior to arrival.

A departure clean is included and based on the understanding that the property will be left tidy at the time of check-out and with all personal waste removed from the property by the guests.

In the event that this policy is not followed, additional charges may apply ranging from €50 to €350 based the type of property and the level of cleaning needed.

9. Housekeeping Service

Our housekeeping team is at hand to provide extra cleaning services at an extra charge during the guest’s stay, if necessary. To arrange additional cleaning services please email akrotirivilla@gmail.com.

10. Swimming pool

The swimming pool at Akrotiri Villa is for private use only. Health and safety regulations are applicable at all outdoor facilities including swimming pools.

11. Air-conditioning

The cost of any air-conditioning is included in the accommodation price; however, the A/C units must only be used while you are in the property, with all windows and doors kept closed at all times. Akrotiri Villa has given a specific daily electricity consumption allowance.

12. Electricity Consumption

A Kw/h reading will be made upon your arrival and departure and details will be available within your property. The maximum limit of consumption per week is 500KWH. Each unit used above this limit will be charge at 0.25 euro cents. In the event of excess usage, the guest consents to his/her card being charged for the appropriate amount. With considerate usage, it is rare to exceed the electricity allowance, however the limitations are in place to ensure that our guests are conscious of their usage and consider the environmental impact of excessive electricity consumption.

13. Water & Power Cuts/Shortages

Though it is a rare occurrence, properties can be affected by water or electricity shortages and supplies can be cut off without notice for varying periods of time. In addition, you may find that the electricity may trip if too many appliances are used at the same time. These resources are provided by the municipality and Electricity Authority of Cyprus (EAC) and so these infrequent situations are out of the Managements Control. Whereas we will make every attempt to ensure that these infrequent issues do not cause inconvenience and discomfort to our guests, Akrotiri Villa bears no liability for such instances and therefore no compensation either monetary or otherwise will be offered, however, if deemed necessary, alternative accommodation will be provided. Although all properties offer Wi-Fi connection, we cannot be held responsible for any temporary failure of this facility.

14. Bad Behaviour & Disruption

It is the guest’s responsibility to ensure that he/she and the members of his/her party do not behave in a way that may cause offense or danger to other on-Resort guests or owners, or which risks damage to the property. If bad behaviour is reported, Akrotiri Villa has the right to terminate any arrangements made, without any compensation and without reimbursement of any expenses that may incur as a result. Furthermore, the guest will be liable to reimburse Akrotiri Villa for any damage or disruption caused.  

15. Children’s safety

Children are naturally curious, especially when on holiday where there are lots of areas and things to be explored. Please ensure that children are not left unsupervised at any time during your holiday and take extra care with balconies and swimming pools etc. Parents are responsible for the actions of their children at all times. If you require any child safety equipment (e.g. pool fencing, stair gates etc.) please consult our reservations team prior your arrival. Pool fencing is subject to availability at the time of booking.

16. Insurance

Please ensure you have covered your party with travel insurance as neither Akrotiri Villa nor the property owners will be held responsible in any way for injury and death that may result while renting or using any of the properties offered by Akrotiri Villa.

17. Liability

Akrotiri Villa is not liable in circumstances where we are prevented from providing the accommodation because of events outside our control, such as flood, fire, adverse weather conditions, natural disasters, war, threat of war, civil disturbance or acts of any local or national government.

18. Lost & Found

Please ensure all personal possessions are packed when departing your accommodation. Whilst we will endeavour to assist when items are left, unfortunately we are unable to guarantee the return of any items which have been left unattended and will not be liable for any items lost or damaged in transit. Postage, packaging and handling fees may be applied for the return of lost property. Please avoid leaving valuables or cash prominently displayed within the property and always ensure that all windows and doors are locked prior to leaving the property.

19. Insects/animals

Mosquitoes, ants and other insects are endemic in warmer climates, particularly in the countryside areas of Akrotiri. Should any incident occur, please email akrotirivilla@gmail.com immediately.

20. Pets

Pets are not allowed in the property or any communal area including the swimming pool and garden at any time.

21. Flights

Akrotiri Villa will not be held responsible for changes and or timetable alterations made by the airlines and will not make any refunds due to cancelled flight bookings. When booking flights please advise us of arrival and departure times as soon as possible. This is to ensure that your dates correlate with the set check in and checkout times of 12:00 pm and 3:00 pm respectively.

22. Photographs

Photographs are intended to give an overall impression of individual properties. We do not accept any responsibility for items of furniture etc, which appear in photographs that may have been changed or removed, nor for any changes to aspects which may have changed since photographs were taken.

23. General Data Protection Regulation (GDPR)

We take the privacy of your Personal Data seriously. We collect and process your Personal Data as described in the reverse Privacy Notice and with your consent, if necessary, for the purpose of informing you about news, events, activities, new services and products offered by us or advertising campaigns and/or promotional activities, in accordance to applicable data protection laws.

  • It is strongly recommended that all travelers should always hold copy of the Cyprus Flight Pass (digital or physical) and especially when wishing to visit any public areas and indoor spaces where many people congregate. To enjoy certain services across the island, the Cyprus Flight Pass will need to be presented on the spot (for example restaurants, churches, conference venues, wedding venues, events venues, theatres, cinemas, shopping malls, supermarkets, museums, casinos, etc.).
  • Places where the Cyprus Flight Pass does not need to be presented include spacious outdoor areas like parks, picnic sites, beaches, marinas, promenades, archaeological sites, zoos, theme parks, children’s playgrounds, bars & restaurants when seated outdoors etc.
